Great news for future homeowners: the tax credit designed to make buying a primary residence in Luxembourg more accessible, commonly known as the “Bëllegen Akt”, has now been permanently written into law.

Until now, this key housing support measure was temporary and regularly extended. It was scheduled to end on July 1, 2025, as part of the gradual phase-out of exceptional tax incentives introduced to boost the real estate market.

However, on Wednesday, June 25, 2025, the Chamber of Deputies passed the law making this aid permanent. This decision marks a major milestone in supporting homeownership in Luxembourg.

What does this mean in practical terms?

An individual buyer can benefit from a €40,000 tax credit, directly deducted from the registration fees due when purchasing a property. Couples can therefore receive up to €80,000 in tax relief. This measure is reserved exclusively for the purchase of a property intended to be used as a primary residence.

A long-term opportunity to seize

The permanent status of the “Bëllegen Akt” tax credit brings welcome stability and predictability for buyers. They can now include this significant benefit in their financial planning without worrying about the aid being withdrawn in the future.

For sellers, this dynamic may boost buyer interest. Listing a property now means targeting a growing audience encouraged to buy thanks to a sustainably favorable tax environment.
